Glass and polycarbonate

Conservatory roof glass replacement in Maidstone

For people who like the light but not the roof they have: replacing tired polycarbonate or ageing glazed units with modern glass, and what to look at before choosing.

Signs the roof sheets have had their day

  • Polycarbonate that has turned cloudy, yellow or brittle, with green streaks in the channels.
  • Misting between the panes of sealed glass units.
  • Drips at the ridge or along the box gutter after heavy rain.
  • Cracked end caps, slipping sheets or seals that have shrunk back.
  • A roar on the roof every time it rains.

One or two of these can sometimes be repaired. Several together usually mean the roof covering is close to worn out, even if the frames below are fine.

What modern roof glass can do

Glass made for conservatory roofs has changed a lot. Many units carry coatings intended to reflect part of the sun’s heat, reduce glare and hold more warmth inside in winter. Some have a tint, often grey, blue or neutral, and some have a coating meant to help rain wash dirt away. Makers describe their own products differently, so ask to see the figures for the exact glass being offered.

A glass roof will not match an insulated tiled roof for winter warmth. What it can do is make the room far more comfortable for more of the year while keeping the light that drew you to a conservatory.

Keeping the roof frame, or replacing it

If the roof bars, ridge and gutters are sound, new glass can sometimes go into the existing frame. If the frame is tired, sagging or was designed only for thin plastic sheets, a new roof frame may be needed, because glass units are heavier. A good surveyor will tell you which applies and why.

The regulations and glass

The Planning Portal lists the conditions under which a conservatory escapes Building Regulations. One concerns glazing:

Glazing and any fixed electrical installations comply with the applicable building regulations requirements

In practice, ask the firm to confirm that the glass meets the rules for roof glazing and safety glazing where it applies. If a conservation area or an Article 4 Direction covers your part of Maidstone, a change to the outside look of the roof is worth raising with the council too.

Questions to ask about a glass roof

  1. Which glass are you proposing, and can I see the maker’s figures for heat and light?
  2. Can the existing roof frame carry glass, or does it need replacing?
  3. How will you seal the ridge, the wall plate and the gutter?
  4. Does the price include removing and disposing of the old sheets?
  5. What guarantee covers the glass units, and what covers the fitting?

Glass roof questions

Is polycarbonate ever the right choice?

For a budget repair or a lean-to used mostly for storage, newer polycarbonate can be reasonable. It is light and cheap, but noisier and less clear than glass.

Will tinted glass make the room gloomy?

Tints reduce light a little. Before deciding, look at a sample in daylight.

Can I mix glass and panels?

Many roofs can take both: panels over the seating area, glass towards the garden. Ask what suits your roof shape.
